Captain’s Woods

304 Putnam Ave., (formerly the Monteiro Property), Cotuit

Background:

Nestled in Cotuit along Putnam Ave, the 10.4-acre Captain’s Woods (formerly the Monteiro Property) represents a critical piece of Barnstable’s remaining open space. It lies within the Little River watershed and is bordered by protected open space, creating a vital ecological and wildlife corridor.

Captain’s Woods connects over 800 acres of protected conservation land, including Eagle Pond, Bell Farm, and the Lowell Park Woodlands. Its preservation would safeguard wildlife corridors, enhance local water quality, and protect habitat for species like the Eastern Box Turtle. It abuts a Zone II water protection area for the Cotuit Water Department. The property includes 750 feet of frontage along Putnam Avenue, contributing to the community’s character and heritage.

The court-ordered sale of this property presents a rare opportunity for BLT, as this project has been in the acquisition pipeline for nearly a decade. After years of negotiation and legal proceedings, BLT is working with the Town of Barnstable to secure this land for conservation, recreation, and community benefit, ensuring it remains a protected asset in perpetuity.

Conservation Values and Community Impact:

Ecological Significance and Green Corridor: Captain’s Woods abuts critical habitat for rare and local species, lies near key BioMap habitat areas, and is located near the mapped areas for local landscapes of high ecological integrity. Its wetlands, forests, and streams contribute to the health of Cotuit Bay’s watershed and the broader Three Bays ecosystem. Five acres will be permanently protected under BLT’s stewardship, ensuring the land remains a natural haven for plants, animals, and people. This acquisition would extend the connectivity of an existing 800-acre conservation network, supporting biodiversity and offering uninterrupted habitats for wildlife.

Community Access:

With its scenic road frontage and proximity to residential areas, the property preserves Cotuit’s character while offering future opportunities for public access and connections to the trail network at the neighboring BLT-owned conservation lands. Plans for walking trails will create opportunities for education and recreation.

Thoughtful and Intentional Land Use:

BLT will partner with the Town of Barnstable to accommodate critical needs, dedicating approximately half of the property to expand the adjacent Mosswood Cemetery.

Timeline:

With a tight acquisition timeframe, the property will be acquired by the Town of Barnstable in February 2025, with a fair market value of $2.6M supported by independent appraisals. BLT is actively working to secure the $1.3M necessary to purchase a conservation restriction from the town on the 5 acres identified for conservation, leveraging grants, partnerships, and private fundraising to achieve our goal.
